Electrical Installation

As a landlord, your safety responsibilities are of paramount importance and you have a duty of care to ensure that the property is safe for your tenants including an Electrical installation condition report .   See the Government website link  HERE  

In recent days of the Grenfell Tower tragedy, it has highlighted a huge grey area and the requirement for Electrical Installation Certificate Reports are becoming more prevalent.  You are probably already aware of the requirements for Gas Safety Certificate, Smoke Alarms on each level of the property, Legionella Risk Assessments, and PAT test certificates, but what about the Electrical Installation in a property? Not appliances such as the Toaster and Kettle which are tested under the Portable Appliance Test (PAT) but the plug sockets and light fittings wiring. We as an agency are concerned that landlords are exposing themselves to significant financial risks, from fines and invalidated insurance through not acting on their electrical safety obligations.

We therefore are taking the following action for all FULL MANAGEMENT CLIENTS:-

We will arrange a full Electrical Installation Certificate for all properties managed by Stuarts Property Services at a cost of £120 to be deducted from your rental income unless you specifically decline via email to clare_hayes@stuartshomes.co.uk or aadams@stuartshomes.co.uk by 07 July 2017.   You can of course arrange the certification yourself if you have a preferred electrician, but we kindly ask that you inform us by this date if you are arranging yourself.

If you are a LETTING ONLY CLIENT and wish us to arrange this on your behalf, please send an email to us with up to date contact details of your tenants so that we can arrange access for the electrician.

It is important that you are aware of the Landlord and Tenant Act 1985 which requires that the electrical installation in a property is:-  Safe when the tenancy begins and maintained in a safe condition throughout the tenancy. The act makes it an implied term of every tenancy that the landlord will keep in repair and proper working order the electrical installations in the dwelling. The landlord cannot make the tenant responsible for these repairs. To ensure these requirements are met, it is recommended that the landlord has a full electrical inspection and test completed by and NICEIC   or ELECSA electrician at least every 5 years or at each change of occupancy. In addition regular visual checks of the electrics should be carried out.

We have negotiated a set price from our NICEIC Electrician of £120.00 to conduct a 100% Testing* of the electrical installation and to provide a 6 – 7 page comprehensive electrical certificates (electrical installation condition reports), diagnostics and fault finding on the electrical systems. The engineers are fully trained and comply with all current requirements and regulations ensuring that your work is done to optimum standards.

 If any potential defects, repairs or maintenance on the electrical installation within a domestic property are found, you need to put it right and should always use electricians registered with NICEIC.  NICEIC registered contractors are regularly assessed, safe and compliant with regulations, covered by platinum promise and have a formal complaints procedure should it be required.
