New electrical safety regulations

New electrical safety regulations, if implemented, will only affect private residential tenancies; affecting new tenancies from 1 July 2020 and those tenancies already in existence from 1 April 2021.

These regulations were only presented before Parliament on 13 January 2020. This potential new regulation is intended to strengthen electrical safety practices much like those, already well-established, within Gas safety regulations.

It will be to ensure all electrical wiring and fixed electrical installations are signed off by a qualified electrician, accompanied by a report that is required prior to every new tenancy and renewed at least every five years thereafter. This would be required sooner than the 5 years if there are any electrical alterations carried out by the landlord.

If any issues are reported, the landlord will be required to rectify the issues and the deadline for this is 28 days. There is a £30,000 fine should the landlord not meet the required deadline.
