The cost of buy-to-let mortgages has continued to fall

According to the latest research the cost of buy-to-let mortgages has continued to fall, and the biggest month-on-month fall was between February and March.

For example, based a mortgage of £150,000, a two-year fixed rate buy-to-let mortgage at 50% loan-to-value, dropping by £12 per month, a two-year fix at 65% LTV dropped by £3 per month and the cost remained unchanged at 75% LTV. 

This is some good news on the cost of borrowing and should be a boost for landlords especially just as other changes set in.

Changes

From 20th March 2020, The Homes Act will mean that all tenants are able to take landlords to court if they feel their home is, mouldy, damp or too cold for example. Courts will also have the power to force landlords to have works carried out and may even award compensation to the tenant.

In April landlords will have to be able to show that all their properties have the minimum of an ‘E’ energy efficiency rating and if not, the landlord will incur a large fine as a result.

Even though these challenges are imminent, buy-to-let landlords confidence is still growing due to the latest increase in new buy-to-let mortgages and remortgages that have been announced by UK Finance.
