Rental Valuation

A free of charge rental assessment and valuation will be provided with suggested rental value, exclusive of all domestic services and council tax.

Once instructed, Stuarts Property Services Ltd will circulate property details by means of a comprehensive marketing campaign via Stuartshomes.co.uk, Rightmove.co.uk, a To Let board and displays in our office. We will also contact all suitable applicants currently on our waiting list and regularly circulate property details to local businesses, universities and blue chip companies with whom we work closely.

Viewings

Stuarts Property Services Ltd accompany all applicants to your property and it is advisable to supply a spare set of keys to the property to allow us to gain access as and when required to ensure a fast, efficient service.

All of our keys are locked away and a numbering system is used for security purposes.

Tenants

Stuarts Property Services Ltd only let to applicants in full time employment or who can supply a suitable guarantor, unless otherwise agreed by you the landlord. All tenants are thoroughly vetted including a thorough consumer search including a credit rating and public information, Right to Rent checks and AML (Anti Money Laundering) checks.

Referencing includes:-

  • Current residency information
  • Public information which entails a credit search
  • Bank validation check
  • Employer’s reference
  • Current landlord reference (if applicable)
  • Guarantor’s check as above (if applicable)

Tenants Conditions of Entry

Following acceptable references for all of the tenants moving into your property, tenants will be required to pay one calendar months’ rent in advance plus a dilapidation deposit equating to one months’ rent (to be held in a scheme as current legislations require). A letting fee is collected from the first months’ rent.

Stuarts Property Services Ltd will arrange and co-ordinate the tenants occupation of the property, draw up an Assured Short Hold Tenancy Agreement (or Company Agreement if applicable), informing the domestic services such as gas, electric and water suppliers, plus council tax of the tenants occupation of the property.
